Design / build is a method of project delivery in which the owner contracts directly with a single entity that is responsible for both design and construction services for a construction project.

A design/build entity assumes full responsibility for the project while working with the owner as a partner, thus assuring clear communication to maximize results and avoid potential problems.

The Benefits

The benefits gained in the design/build process include the following:

Single Point of Contact    The project is in the hands of a single entity, freeing the owner to focus on scope/needs definition and timely decision making. The Design/Builder is motivated to deliver a project successfully by completing multiple objectives, including the quality, budgeting and scheduling for a timely completion.

Quality     Designer/Builder contract warrants that it will produce design documents that are complete and free of error. The owner’s requirements and expectations are documented in performance terms and then Designer/Builder assumes responsibility of producing a quality project.

Cost Saving   Value engineering and constructibility are continuously utilized by Designer/Builder design team to evaluate various methods and materials efficiently and accurately.

Time Savings The design/build system of overlapping the design and construction allows materials/equipment procurement and construction to begin before final plans are completed. Lower costs and earlier use of a completed facility is the result of this method.

Reduced Administrative Burden   During actual design and construction, the owner can lessen the burden and can focus on timely decision making instead of investing time and money coordinating separate contracts of design and construction.

Early Guarantee of Construction Costs   Design and construction costs are estimated simultaneously so the team can accurately predict the costs for the complete project.

Improved Risk Management    Aspects of cost, schedule and quality are defined early and clearly and the responsibilities/ risks are appropriately balanced.
